Compliance Schedules

Commercial building owners have to get an annual Building Warrant of Fitness. This shows that the building complies with the rules in the Compliance Schedule that was issued with the consent's Code Compliance Certificate.

What's a compliance schedule?

Some systems in a building, such as fire sprinklers or automatic doors, need regular maintenance and inspections to ensure they're working correctly. These are called "specified systems". See below for a full list of specified systems.

A Compliance Schedule explains the inspection, maintenance, and reporting procedures that are needed to keep each of your specified systems in good working order.

If you're constructing a new building, or altering a building in a way that affects the specified systems, the Council will issue (or amend) your compliance schedule with your Code Compliance Certificate.

We'll also issue a "Compliance Schedule Statement" with a new Compliance Schedule, which you must display in a public part of the building. This is valid for 12 months from the date of issue.

What is a Building Warrant of Fitness?

One year after your compliance schedule statement is issued, you'll need your first annual Building Warrant of Fitness, or BWOF.

As the owner, you or an agent will need to:

  1. Download and complete a Building Warrant of Fitness form (also called a Form 12)
  2. Gather supporting documentation signing off each specified system (also called Form 12a). These must be completed by independent qualified persons (IQPs) who specialise in that system.
