The decision on Plan Change 76 has been released and an appeal was lodged with the Environment Court. As the appeal period is now closed the next update will be provided once available.
Plan change 76 was notified on 16 September 2022 and submissions closed Monday 17 October 2022. The call for Further Submissions opened on Monday 31 October and closed on Friday 11 November 2022. A hearing was held on Wednesday 12th June 2024 and the decision report, including amendments recommended by the hearing panel was released on Friday 6th September 2024. The appeal period begins on Monday 9th September 2024 and runs for 30 working days. If no appeals are received the plan change will then be made operative.
All submissions or feedback (including the names and contact details of submitters) are public information and may be made available to the public and media in various reports and formats including on Council’s website. Personal information will also be used for administration relating to the subject matter of submissions. Submitters have the right to access and correct any personal information included in any reports, information, or submissions.
The purpose – and therefore the objective – of Plan Change 76 is to provide additional land for residential housing and encourage both intensification and a variety of densities within an identified site in Wakefield (the proposed ‘Wakefield Development Area’). This is responding to issues around the need to provide for population growth, the need to manage housing affordability and the need to provide a variety of lot sizes to cater for different demographics and ensure efficient land use. In order to address these issues, this Plan Change is seeking to rezone and change applicable rules for an area of land identified in the Future Development Strategy 2022 and to encourage medium-density housing in this area and the adjoining area of undeveloped Residential zoned land.
